They are the most underhanded and crooked corporation I have ever seen in my life.
Pine Forest Park is a joke and so are the people working in the office. First off, I am constantly coming home to notes on my door that say their was either a break in or a sexual assault that occurred some where on the property. They just recently installed "security" cameras, but then they sent out a notice to the tenants that the cameras will not be monitored on a regular bases. Then to step the stupid scale up a notch, someone in the office had the bright idea of placing a sign on the gate of the apartments that say that there are cameras on the property but they are not monitored! What the hell??? I mean seriously? These apartments are constantly getting robbed, and when they finally get some cameras to hopefully make the robbers think twice before robbing here, they put up a damn sign that basically say's "HEY ROBBERS WE HAVE CAMERA'S NOW, BUT DON'T WORRY WE DON'T MONITOR THEM SO FEEL FREE TO BREAK INTO WHERE EVER YOU WANT :)" Now on to the ridiculous managers. Is the criteria to become a manager low these day's because it really seems like someone hit these people with the stupid stick over and over. These have got to be some of the dumbest, two faced, people I have ever come across. Lynette is the community director, and she is beyond TWO FACED! She has this fake "sweet" voice when she talks to you, but don't be fooled, she will stab you in the wallet the second she get's the chance to. They charge for everything! I have been charged and charged with things that have got to be the most ridiculous things. Then there's Linda and Erica, who are her new puppets. They are seriously a waste of space. You go in there to ask a question, and they don't even know what to tell you. All they can say is "Oh Lynette isn't here and you'll have to ask her when she get's back in". Oh and let me say this: "Lynette is ALWAYS on vacation!" So you can never get a straight answer to anything when she's not there. I really don't see the point in having Linda and Erica there when they can't even help you. If they are there to simply just answer the phone, you might as well just leave that to the answering machine, I mean it would be better then dealing with those two air heads. I hate these apartments, and if it wasn't for the price I would have never moved in here in the first place. Seriously, this place needs to fire the morons in the front office. If they continue to run these apartments these apartments will never get any better.
Your apartment complex in Houston, TX The Plaza on Westheimer, is a JOKE! You have the most unprofessional staff working for you, I pay a bill for my water every month, but I don't think I should when I have constantly had to take cold showers. The roaches are terrible!! this place is filthy and disgusting and filled with criminals!!!

I am very dissatisfied with the management of this property. The individual who is managing this property has proven to be incompetent and insufficient in solving threatening and harmful situations. The ventilation in the apartment is terrible-the neighbors below me smoke-I'm allergic to smoke-after months of notifying management, the management office offered me a one-time rent discount of $200. I did not feel valued as a resident in this circumstance. I have made numerous complaints about the ventilation and air inside this apartment. Second, I had a 7-day eviction notice on my door-very alarming to find on the door upon returning from work. The management, Debbie, said she left me several messages about complaints regarding my dog-this was not true. Upon further investigation, it was discovered that in fact, I was never made aware that there had been complaints about my dog barking, so the eviction notice was not validated. Furthermore, Debbie, the property manager, left me a voice message on Memorial Day weekend warning me that my car would be towed if I continued parking along the curb-as I have in the past. Once again, I was never made aware. According to Debbie’s email, there had been numerous times the officer on duty noticed and I was NEVER made aware. I have pictures taken of the parking spot where I was parked to prove that there are NO "violation parking signs" in front of the parking space. This is poor management-causing panic for a tenant, not notifying the tenant of the problem until it becomes escalated and not communicating effectively to the tenant of the problem so that things can work proactively and not reactively. If I was made aware of the issue as soon as management was, it could have been taken care of a lot earlier. Our own property manager has been parking in “handicap” spaces recently because she is visiting her boyfriend who lives below me. Do rules and laws only apply to the South Pointe residents? Additionally, there have been several occasions where maintenance has entered my apartment without my notification. One particular occasion, I only found out through a neighbor because my dog escaped. Maintenance entered my place while I was at work and meanwhile, my dog escaped. No one from South Pointe management left me a notice or note behind. I brought this matter to the management's office immediately-nothing was taken seriously and again, I did not feel valued as a resident. The management and service provided to me as a resident, has been VERY poor. Please see my previous comment-the community management is VERY poor. Slow responses to tenant requests and complaints. I have been notified on two different issues after the problem was escalated to the point of eviction and my car being towed. In both cases, I was NEVER made aware by management that there was an issue. This is poor management when you cause and induce panic among a tenant. How can you serve a tenant an eviction notice for a dog barking incessantly, when the tenant never knew there was a complaint of problem? This is not legal, nor fair. The communication is VERY poor with this community management. Maintenance has entered my apartment without my notification, nor notice of a work order innumerable times. This is not legal and is an invasion of privacy. I am a single female and frequently work at home. I could have been in the shower, on a business call etc. This is neither right nor professional. I brought this matter to the attention of management and it was not taken seriously. I could have made it a bigger issue a further investigated the law regarding this issue. A neighbor notified me of at least one incident in which Sergio entered my apartment-without my notification or consent because my dog escaped and the neighbor rescued my dog. Overall, I feel that this property and its features are average for the money spent and the location. I do not have a sense of safety from the neighbors or the management staff. I've been harassed by a tenant about cleaning up after my pet, which I habitually do, I've been scared to death of losing the roof over my head when I received the eviction notice, because management decided to wait to tell me about complaints from my neighbor regarding my dog barking. The upgrades in my apartment are fair to poor. Half of the outlets do not work, there are dips in the floor, and the appliances are mediocre. At this point, I feel that the service and amenities I receive for the price is mediocre and somewhat poor. I have had a leaking roof for over one year. In over one year, I have received ONE “notice of entry” document on my door. Upon receiving that notice, I am able to make arrangements ahead of time for the maintenance staff. I have dealt with mildew, smoke-filled air, mold, bugs and a leaking roof. Additional maintenance requests either went unrepaired or I repaired them myself. your gaithersburg verandahs has really gone down hill through the years,and that rude unprofessional character jeff in the office is a joke, and doesnt know how to treat people. I have been here for atleast 7 or more years but because of his rude attitude and a severe mouse problem ive had since you all have let alot of pardon my expression trash move in and do what they want to the property, i have decided to start looking elsewhere to live , because Ive been living with the mice for over a year now,so my rating at this point would be a joke!!! Im sorry to say and the office owes me alot of back rent that they need to get straight real soon or Ill proceed to call my attorney.This is not fair at all because I have been a very good tenant through the years andI really didnt want to leave this soon.they also just got rid of one of the best maintenance men they will ever find,your staff has told me your office is taking care of the new trash like gold and us old people like total crap, all the tenants are saying the same thing so expect some more vacates in your near future. I live in the Nashville Tn area and with ice storm they have said they are not going to go around and salt or clean up the ice. They are just urging everyone to becareful.it is in the least they take care of the grounds and we have to abide by their rules. Well what about this issue. I will tell you this I hope I fall I will sue for neglence.
