Richard Shane in Wantagh NY- is just as Kathleen describes him. Do not trust him, a corrupt business is an understatement. The reputation in the community is poor- run, don't walk to a more reputable broker.
The La Quinta office manager states in his mission statement that he will inform his sellers when escrow opens. He did not inform us ! We asked! We asked for a 90 day escrow and our buyers agreed. The buyers were not informed also. The realtor misrepresented himself and Coldwell Banker. Instead of a 90 day escrow it is a 76 day escrow. We will abide by the closing date but when a realtor states one of his tenets then we expect it to become a fact! They dictate, they did not ask us, when the inspection will be. They called up a day before the inspection. I cancelled that! Who trains these people? I will never recommend this office!
My mother listed with Wantgh Coldwell Banker Estates -- Richard Shane once signed he proceeded to badger her about the price and told her she would be better off in a senior center. He treated her like she was a moron and suggested he would be better off talking to her daughter as if she was incapable of understanding him. He treated her with disrespect and arrogance. He lied and misled her told her 6 mos yet made the contract for seven months and listed a different selling price than she requested. Took pictures of the house and did not show them on the site -- Called her for over a year about her beautiful house then once signed told her it was dated and not worth what she wanted even though he repeated said he would have no problem selling it at her price. DO NOT TRUST THIS MAN!
Had an agent who was helping me with an auction bid, I looked up all info, asked for help in pre bid,was told to late to just bid on line, when bidding only one other person was bidding, I stopped when over amount I wanted to spend, later when talking to my agent they apologised , all my info was passed on including my bid amount to their family who was the one who bid against me, totaly unethical, reporting them to state board, so this won't happen to someone else. when trying to call Coldwell Banker/Hunter Realty, who is responsible for agent, doesn't return calls, lesson learned don't trust your agent with personal info.
Hello- I am writing today to try and get some type of understanding as to why simple request cannot be taken care of. My husband and I are currently renting a home from the Deanne Harper realty company in San Antonio,Tx. We pay 1250.00 per month for the home and we love it. We have lived there now going on 2 years and every time we have an issue, it has been a poor job, we have experience the worst customer service ever, and we are always being put off and told they will get back to us and never do. I called to report that my doorbell was broken in september or maybe before. I was told someone would be out to fix it but it is January of another year and the doorbell is still broken. Each time I call my concerns are treated as if they are not that important by the agents and I always feel ignored and like im being lied to again. We have tried our best to be model tenants because we do know what it is to own a home. We are a Military family and many times my husband is away and I know he would like to think that if he is not at home, and something goes wrong, the company would handle it. I feel sorry for the owners who pay Coldwell Banker money to manage their properties and treat good tenants with respect and dignity. I have never experienced such poor service in all the years of renting and, I really held coldwell Banker to a higher standard and they failed misereably on almost every level. Thank you.
The Coldwell Banker agent actually left 3 doors and 1 window unlocked and completely open after showing our home. The floor is wet from the rain coming inside not to mention the heat loss. This is in addition to lights left on, but what do they care since they don't pay for electricity or oil bills for the house? Be sure to ask for a copy of the "SELLER"S SERVICE GUARANTEE" and "ERROR & OBMISSION INSURANCE" which they forgot to give us. If someone had stolen something while they left the house unlocked, would Coldwell Banker assume responsibility? I hear them laughing.
Do you ever check up on your offices???? How about an office where the broker has only stepped foot in the office 4 times in the last 3 years and there is no sales manager in the office. I guess if you don't care about your company why should they....if your in town why don't you stop by their office and see what a real gem represents your company. Academy Road in Philadelphia.
I had an offer on a short sale for 4 months. Since no progress was being made, I changed realtors and submitted a lesser offer. The listing agent had found her own buyer at the time I submitted my 2nd offer. She will not return my calls or emails, defers to my own agent, and STILL hasnt submitted my offer. I feel (speculation) she is purposely slowing the process on my offer so that she can get double commission for seller to her own buyer. Not to mention, they (coldwell) still have my deposit from my original offer. I am royally pissed that she is not proactive and seems to hinder the process for whatever reason. I want to tell you that my experience with the Avon, CT branch of Coldwell Banker has been a farce. It is because of this horrific experience that I will never do business with Coldwell Banker ever again and I will happily share my experience with others. Two of the "realtors" at this company, along with this branch's "manager", comletely misconstrued EVERYTHING I told them during my conversations with them. My complaints with these individuals are too numerous for me to even share here. I am totally beside myself with the less than poor experience I have endured with this company. Looking back, it would have served me well to have tape recorded my conversations with these three morons so that I can play back for them how they have done complete 360s with what they originally told me. They all misconstrued and misquoted me in regards to what I had told them during our conversations. These three individuals have embarrassed themselves and their company with their unprofessional behavior. Shame on you.
The Coldwell Banker office for Property Management in Orlando treats tenants unethically and immorally. They withhold your security deposit without explaination. Maritza Westerveld, our property manager, lied to us since the moment we knew her, she withheld known defects in the property then refused to have them fixed. Upon our moving out, she withheld our security deposit for routine maintenance items such as air duct cleaning and screens (which I had replaced and her lawn people ripped when weed wacking), I had reciepts for everything. She is a liar and a cheat. When confronted she refused to acknowledge our rights as tenants. I have contacted her office manager without response and Coldwell Banker Corporate office as well without response. This company is the worst and in no way, shape or form will I ever deal with them or their affiliates again.

I can assure you that using the pain and suffering of veterans and their loved ones to further financial gain will reap nothing but ill will to say the least. Be advised as a life member of DAV and numerous other veterans organizations some 2 million strong our members will not look kindly on this, with the vast options in the real estate market we will advise them to look elsewhere for brokers.

In your last email you indicated that you would follow through by sending us your compiled chronology of events and conversations. The absence of your response to this situation is more than disappointing and leaves us little to work with other than legal, civil remedy. With this letter we are including copies of the out of pocket expenses that we incurred as a result of our performance to the signed Real Estate Sales Contract that you brought forward. It appears that your client had no intention, and probably no ability, to following through with the proposal that you drafted with him. Given his, and now your, disappearance, we expect that you will reimburse us these expenses as a matter of professional ethics. We also do not expect that our listing agent or the office that he represents should bear these costs. These are little more than the receipts for out of pocket cash expenses and include no compensation for the earnest money commitment or the wasted time and effort expended by our agent. Should you choose to continue to ignore this situation, you should be aware that we are prepared to bring this matter before the local small claims court. If we find that legal action is our only remaining recourse, will name you as the defendant and pursue full remedy for the unfulfilled contract commitment.
I am writing concerning a property in Nicaragua, which at best is totally misrepresented in your advertisement for it. Along the Central Pacific Coast, Montecristo, claims to have a golf course, the clubhouse claim, could now be somewhat verified since a " rancho" was constructed this past January. Don't be taken in, since the majority of home and lot purchasers have come to realize, that the owners, this of course happens after the sale, are extremely difficult to deal with. The property is beautiful however the building process is so difficult that even the wonderful ocean vista's and sunsets, can not make up for the incredible building nightmare. Upon observing friends as well as strangers, who have become friends, attempting to cope and hold there lives together through all of this, those involved offer words of wisdom: Buyer Beware"!
I am contacting the Corp Office as soon as it opens (I'm on EST). We are selling our home in NY with another R.E. Agency. Due to market conditions, we took the house off the market after 3 months of showing. Now, we are bombarded with the Caldwell realtors - telemarketing by agents & their call center(s), mailings, one rep showed up uninvited yesterday (a Sunday afternoon). Where were they when the house was on the market? My realtor put notes into the MLS system saying we are on do not call list, yet Caldwell Banker feels free to harrass us. I can see from other postings on this page that this is how Caldwell Banker Realty does business.
I do not want my name on an agent's mailing list. Every time she sells a home in our area, I get a card showing a picture of the house and the location. What a waste of money!! My husband and I have been house hunting for almost a year. We found a great Realtor, and informed him about a house we were interested in in Azle,Texas, listed through Coldwell Banker. Our agent went out to check the property, when he arrived, he had yet to receive a call with the entry code for the house. He waited outside 45 minutes before he received the entry code. After our offer was accepted, we had scheduled our inspection for the following day. Our Realtor received a call that there was no electricity, and the inspection had to be rescheduled. We were told that "They had been working on it for over a week and there was no meter.) The house was listed as a 3 bed 2 bath, with a possible 4th room that could be converted from a office into a 4th bedroom with the addition of a closet. The photos show 3 beds & a office, but two pictures are of the same room, but listed as bedroom 2 & bedroom 3. After flying from California to Texas for a quick weekend look at the property, we found that there were only 2 bedrooms and a office, and a very small nitch of a mini office. During this whole process, our agent would email, call & leave messages for the sellnig agent, and would never receive a prompt reply back. What annoyed me the most was when I called the electric company to inquire about getting a meter put out there for the inspection. I was informed that no application has been submitted by the selling agent. I faxed in the application, paid the fee, and in one business day, the power would be on. The other part that bothers me, is that this selling agent has never been to the property, "Her Assistant" has been doing all the leg work, if you can call it that. And after many phone calls to the corporate office, all the Coldwell Banker Corporate Office in Fort Worth is doing is supporting her incompetent behavior.

June 28th, I spoke with a realtor about homes in 2, 55+ communities, she was unavailable until July 2nd. June 29th I sent e mail concerning exact time and place to meet, no response. July 1st, I called and asked for time and place to meet. She said her husband would accompy her " for safety, not yours, but ours." That's strange because I am 65 and we were going to retirement communities. I asked if he was a realtor, she replied no, but, a contractor and his family, also, and he knows about problems a house presents and helps her clients. I was surprised and our conversation ended. I spoke with 2 friends who thought it "weird". I e-mailed her and told her that unless the person accompying her was a licensed realtor, I did not want to keep the appointment and would rather follow and have her husband wait in the car while we went inside the homes. She said she was a respected realtor and always did this. I cancelled out. My question is why you allow your realtors to take people with them who are not realtors and allow them to give advice to clients when the realtor client relationship is a private one. Is this something new? I am now with another realtor, who tells me they allow no one to accompany the realtor except another licensed realtor. I do not wish to make trouble for this person, but, curious as to why you do.
