If anyone feels that the banks are maliciosly trying to foreclose on their homes, there is hope. I found someone that specializes in foreclosure abatements. The office requests a forensic analysis of all the banks transactions in accordance with the government bailouts and individual mortgages. GMAC told my insurance company that I didn't live at my House . Cotton States insurance canceled my policy right in the middle of a claim I filed from a Tornado and lighting storm that cause 35k in damage. I told GMAC and they said they don't have the man power and sent me a notice for me to send back which I never got, and that they would fix that with my insurance company, they never did!!! I called them and said that I would not pay them until the money I lost for there actions was even with what I lost and now there trying to foreclose !!! Does anyone out there think I have a chance to sue them and keep my house? We are even for the lose they created for me at this point with the repairs out of my pocket and the payments I didn't send in to date.

We bought a second home and decided to move there instead of our original home. GMAC kept harassing us saying that they were calling in our loan because we didn't live in the house and we were in violation of the loan agreement. No such clause existed. Harassment became a monthly ordeal even though we were current on our mortgage. They stopped accepting our payments. These people are predatory; they thought that there was a lot of equity in our home; I finally got so disgusted that I just walked away from it after the market collapsed and they had to eat the loss since by that time the house was way over financed. I've never dealt with bigger A$$holes.

Their service is below poor. After my loan was sold to a couple of mortgage companies it ended up at GMAC. I have had trouble with them from the very beginning -everything from holding payments and applying them after they were due so they could charge late payments to applying fees to my balance and no one could tell me why or what they were for. I paid off my loan - along with those unnamed fees - in Oct 2011. I sold my house 4 weeks ago and now I can't get a clean deed so we can close the deal. I am at my wits end. I am about ready for a class action lawsuit.

WE WOULD NOT BE IN THIS MESS TODAY IF HOUSEHOLD BANK WOULD HAVE STAYED OUT OF THE LENDING FIELD. WITH 36 YEAR CAREER IN MORTGAGE LENDING IT DID NOT TAKE ME LONG TO SEE WHAT WAS HAPPENING TO MY INDUSTRY. I WAS NOT A BIT SURPRISED WHEN HOME LOANS WENT BAD. HOUSEHOLD BANK MASTER-MINDED THE 80/20 LOAN WHERE YOU ONLY HAD TO STATE YOUR INCOME AND YOUR ASSETS OR YOU DID NOT HAVE TO STATE ANYTHING AT ALL. THEY OPENED SHOPS ALL OVER THE COUNTRY. MAYBE SOME FORGET THAT IN THE LATE 80'S FNMA CAME OUT WITH THE STATED LOAN AND WITHIN A FEW YEARS THEY DISCONTINUED THIS PROGRAM AND LABELED IT THE "LIARS LOAN".IN EARLY 2000, 2001 THIS 80/20 LOAN BECAME THE ONLY LOAN ANYONE COULD GET. CONFORMING LOANS WERE ALMOST EXTINCT ALONG WITH FHA AND VA LOANS. REAL ESTATE AGENTS IN MY COUNTY (STANISLAUS) WOULD NOT ACCEPT ANY KIND OF FINANCING EXCEPT THE 80/20, PROPERTIES WERE SOLD AS IS WITH NO INSPECTIONS AND CLOSING HAD TO BE IN 30 DAYS WHICH WAS EASY TO DO WHEN YOU DO NOT HAVE TO INSPECT THE PROPERTY OR VERIFY THE BORROWERS ABILITY TO MAKE THE PAYMENTS. SO IN THE END THE RICH GOT RICHER AND THE POOR GOT POORER. WHAT ELSE IS NEW. THE BANKS WILL CONTINUE TO SCREW ALL OF US BECAUSE THEY OWN THIS COUNTRY NOT US.

If I could go less than one star I would. I wired them a payment at the begining on Janurary. They state that they have not recieved it I faxed them a copy of the wire and my bank statement I also called them on 3 way with my bank they stated they could not talk to them unless I sent faxed them a signed letter stating it was ok to speak with my bank i have fax the letter 7 times. I am speaking with a manager who I call every 30 min and leave a message and she may or may not call me back in a few days to tell me she did not get the fax. I am at my wits end. could somebody please help to give me advise on what my next steps can be cause it is about to be march and they still cant find the wire and each month I send a new payment for the next month that they apply to the previous month charge me a late fee and report me to the credit that I have not paid. Iam at a lose with this company!!!Dont get a mortgage with them it will be nothing but problems it has been for 4 years.

I was on top of the world with GMAC. I had been approved for a home loan modification and was very happy at the prospect of being able to save my home. I submitted my paperwork, was approved, I did the 3 months of payments required before they would approve or deny my modification. I was thrilled when I was sent a letter telling me my home loan moderation was approved. I would be able to keep my home. I needed to fax in a letter stating I agree and will company with the modified loan. I had one glitch, I lost that paperwork. I contacted GMAC and told them to please send a copy which they told me they would and I thought my trouble was over. Well, I never received the copy of the paperwork and now I am told that I missed the deadline in sending in my paperwork and the loan modification was not completed. I am back to being in jeopardy of losing my home. I don’t think this is the outcome that the Obama administration had in mind when they set up these types of programs to help Americans keep their homes. It would take a long time to type in here what this mess is causing and how much money they now say I am behind. I am a single mother who has worked very hard as everyone else has to have a home. I have had my home for 12 years and will not lose it and end up with nothing. I want to write the president of GMAC a letter but I don’t know how to find out who that is and where to send my letter. Can anyone help? I’m absolutely devastated.

I receive calls weekly asking for payment, usually someone with very broken english and very difficult to understand. I have advised everyone that calls (those calls that I actually accept)That I will make my payment when I receive my statement, this means nothing to them. I don't receive my monthly statement until the middle or and usually the end of the month (due on the first). I mail my mortgage payment within the next two days (usually the next day)and I explain to them that the late charges are unfounded and should be removed. Why is it so difficult, especially living in the world of technology that they can't get me the statement on time, are they that greedy to stoop this low for a late charge?

Forget all the years we had perfect -PAID AHEAD CREDIT-one month-we paid at 31 days instead of 30 and we are ruined and GMAC has refused for every reason under the sun to do the modification refinance! Plus AFTER we paid another loan co to appraise our house -$400.-we lost that because they needed paper work from GMAC who lied month after onth and said it was faxed. We COULD BE on the road to recovery now we're on the road to losing our home after 15 years of perfect payments-JERKs-YEH Presidents of the US-BAIL THEIR ASSES OUT AGN so they can get a Bonsus while we become homeless!! I'm sure what they are doing is illegal but who cares unless you're from another country! i gave a one star rating as they didn't go as low as AS......!

I feel like an indentured servant! I paid my mortgage in October ... but the wrong amount and it was short $67. No big deal right? Wrong. They never notified me, held the funds without applying, waited till the 12th of the following month to tell me I was 30 days late and they were proceeding with foreclosure. I got calls from Fannie Mae, credit recovery firms, etc. I am INCENSED because now I can't refinance with that late pay on my record! I'm stuck with their 6 3/8% rate. I was just getting on track and these bastards crap on me. They say to file a letter with the credit agencies - like that will help! Bastards!

My GMAC horror story. My wife and I PAID OFF our home seven years ago through GMAC. GMAC still shows a lien on our home, although it shows we owe them nothing. We have heard nothing from GMAC in those seven years and only found the lien by chance. We sent the GMAC Mortgage Dept. a lien release request over two weeks ago and they refuse to release the lien DESPITE it having been PAID OFF! Talk about picking your bones clean. Do yourself a favor...NEVER do business with GMAC or GM for that matter. Now that the US Government owns it, you can expect the same level of service you get from Congress. Most mortgages written today wind up being sold to other companies and alot of those wind up with GMAC. I truly hope that some of you reading this will think I'm nuts because GMAC works well for you.

We paid off our home seven years ago. GMAC still shows as a lien holder despite a zero balance and no word from them since we paid it off. Things like this play havoc trying to get a loan. Thank goodness the County Recorder's office shows the lien paid off. GMAC never sent us any papers regarding our loan once they got paid. No deed, nothing except a seven year old lien. GMAC, like most Government run companies, cares nothing about it's customers. So, don't be their customer. Just beware when getting a mortgage, most mortgages are sold by the companies who originated them and a great number of those wind up with GMAC, like it or not. Best of luck to all of you fighting this fire-breathing, blood-sucking dragon. The service is the same even after the mortgage is paid. no 'thank you' or kiss my foot.

My rating for GMAC begins with the letter "F" Abig fat "F"! I have had a current home loan with GMAC for years with a perfect score of making my payments on time. I have good credit and just want to refinance my current loan. Not trying to pull out extra money or do any creative financing whatsoever. It has been a nightmare for me. From the loan processors to the managers--they are all un-professional and do not do what they say they will do. A simple refiance has been going on for over three months and is still not completed. The processor does not return calls or e-mails. Tells me one thing and does another. Blames everything on Fannie mae guidelines. It is one thing to be treated like a "number" but to be lied to--for no reason is not acceptable. I realize Lending instutitions are very busy now--but what I have experienced with all involved with my loan process ( GMAC) are the worst I have ever dealt with. I come from a real estate background and have had many loan experiences with others--and GMAC is the worst Mortgage Company EVER!

GMAC accepted my offer to buy a short sale, then the day before we close, title company informs me the bank sent the house to auction after accepting my offer. No one has bid on it yet though and now they think I might be dumb enough to pay the fees, cause by there screw up.

Worst company I have ever dealt with. I have had a legitimate hardship and because of it my income was cut in half. Due to a medical issue that put me off work for a year and caused the loss of my job. Applied three times for a modification and each time got the run around. These people are heartless ignorant Assholes and none of them are capable of helping anyone. Not one of them can give a straight answer on anything. The worst moron idiots I have ever dealt with. What ever the rating it would never be low enough for this company.WOULD NEVER RECOMMEND THIS COMPANY TO ANYONE, NOT EVEN MY WORST ENEMY. MAY EACH AND EVERYONE OF YOU ROT IN HELL,YOU HEARTLESS BASTARDS !!!!

My rating would be - at least 1,000,000. I didn't realize that I fell behind. I was then stopped from on line payment ability. I spoke to 4 people on 4 separate phone calls from Mexico City before my payment was finally processed. I could hardly understand the people. They wanted to find any reason not to take my payment. You are all about getting new customers, but not at all about doing your job when it comes to taking a payment. I must conclude that it is somehow in your interest for your customers to foreclose. Another big bank abusing its customers.

Your rating from me is 0, no stars whatsoever!. We are days from foreclosure. You big banks are cold, heartless and have absolutely no compassion for average people. This house has been our family home since 1969. Our parents sold to my brother in 2005 and relocated to NC. Due to loss of income, we got behind and got swindled by an agency (Jeffrey A. Smith) claiming to be helping us with our modification, which delayed us even more and they did absolutely nothing for us. Now GMAC has no desire to work with us to keep our home and wants to go forward wih the foreclosure. Never mind that we have no where to live. Thanks for all of your empathy, consideration and concern. You guys are insincere and unresponsive. How can you sleep at night?
